GARAGE FLOORING | SOUTHWEST FLORIDA
Garage Floor Coatings in Southwest Florida
Turn unfinished, stained or aging concrete into a clean, finished surface that completely changes the look and feel of your garage.
NJF Home Solutions installs professionally prepared garage floor coating systems for homeowners throughout North Port, Sarasota, Fort Myers and surrounding Southwest Florida communities.
The Transformation Starts With the Floor.
You can install beautiful cabinets, organize every tool and completely clean out your garage, but an unfinished concrete floor can still make the room feel incomplete.
Bare concrete collects dust, absorbs stains and often becomes one of the first things you notice when you walk into the garage.
A professionally installed floor coating changes that.
The result is a seamless finished surface that is easier to maintain, better looking and capable of becoming the foundation for a complete garage transformation.
But the finished coating is only part of the project.
A long-lasting floor begins with proper concrete preparation and a coating system selected around the condition of the slab and the way the garage will be used.
Better Looking. Easier to Maintain. Built to Perform.
-
A quality coating starts below the surface. We mechanically prepare the concrete to remove weak surface material and create the profile necessary for the coating system to properly bond.
-
Cracks, surface damage and other imperfections are evaluated before installation and addressed where appropriate as part of the preparation process.
-
Decorative flake creates a dimensional, finished appearance while offering a wide range of color combinations to complement your garage.
-
The flooring system is finished with a protective clear coat selected for the demands of a residential garage.
-
Leave dusty, porous concrete behind with a finished surface that's easier to sweep, mop and maintain.
-
Texture or traction aggregate can be incorporated into the coating system to create the desired balance between slip resistance and ease of cleaning.

Frequently Asked Questions
-
Surface preparation is one of the most important parts of a successful coating installation. Mechanical grinding removes weak surface material, contaminants and previous coatings while creating a profile that allows the new coating to properly bond to the concrete. ASTM guidance for concrete coatings specifically recognizes surface profiling and removal of weak laitance as important to achieving proper adhesion.
-
Epoxy and polyaspartic are different resin technologies, and each can serve a different purpose within a flooring system. Epoxies are known for strong adhesion, durability and build, while polyaspartic coatings offer fast curing, abrasion resistance and strong UV stability. Polyaspartics are commonly used as clear topcoats over decorative flake systems where UV resistance and resistance to tire marking are important.
-
It depends on the coating chemistry. Some traditional epoxy coatings can discolor or amber with prolonged UV exposure. UV-resistant polyaspartic and aliphatic urethane coatings are designed to provide significantly better color stability in areas exposed to sunlight, which is particularly important near garage-door openings.
-
Cure time depends on the coating chemistry, temperature, humidity and specific system being installed. Some polyaspartic systems cure significantly faster than traditional epoxy systems, but you should always follow the traffic and vehicle-return times specified for the exact products used on your floor.
-
Hot-tire pickup occurs when heat and pressure from vehicle tires soften or weaken a coating enough that the tire pulls material away from the concrete. Garage-rated coating systems can be formulated specifically to resist tire marking and hot-tire pickup. Proper concrete preparation and using the correct coating system are both important to long-term performance.
-
In many cases, yes. Static cracks and surface defects can often be repaired as part of the preparation process before the coating is installed.
However, a coating cannot guarantee that concrete will never crack again. If the slab continues to move, an active or dynamic crack can eventually transfer through a rigid coating system. The type of crack and whether it is still moving should be considered before installation.
-
Yes, but newly poured concrete generally needs time to cure and release excess moisture before a conventional resinous floor system is installed. Standard specifications commonly call for approximately 28 days of curing before applying epoxy or similar resin flooring unless a system is specifically designed for earlier installation.
-
Like most smooth hard surfaces, a glossy coating can become more slippery when wet. Slip resistance can be increased by incorporating texture or traction aggregate into the flooring system. The amount and type of texture can be adjusted depending on the desired balance between traction, appearance and ease of cleaning.
